Stage 1 –  Presentation (optional)

  1. Suggest property staging and furniture removal
  2. Arrange a professional clean
  3. Arrange garden landscaping
  4. General maintenance check of property
  5. Suggest and arrange any certificates pertinent to the sale of the property (EPC, Gas Safety)

Stage 4 – Property Launch

  1. Where necessary, INHOUS will provide agents with keys to the property to securely tag
  2. Synchronize all on-line marketing material (making sure there is uniform information about the property across the agents)
  3. Your dedicated Account Manager at INHOUS will liaise with each agent and provide you with a comprehensive weekly report

Stage 2 – Valuation

  1. Engage with our network of estate agents
  2. Arrange an agent open day at the property
  3. Review agent valuations and collate this information to send to the client
  4. Present a valuation synopsis to the client
  5. Instruct preferred agents
  6. Collate all documents for the client to sign and highlight information required
  7. Liaise with the solicitor regarding property paperwork (deeds etc)

Stage 5 – Offer

  1. Validate each formal offer put forward and undertake thorough due diligence of the prospective buyer
  2. If the buyer is a cash purchaser, we will request proof of funds
  3. If the buyer requires finance we will request confirmation of this from their mortgage provider
  4. Once due diligence is complete, the offer is sent to the client and we review
  5. Offer accepted

Stage 3 – Pre-Market

  1. Arrange with agents to carry out photos and floor plan
  2. Review and approve marketing material with client
  3. Confirm the launch date of the property and establish whether it will be on or off-market
  4. Confirm viewing procedures with agent

Stage 6 – Conveyancing

  1. Oversee the conveyancing process with the solicitors and client
  2. Have continual contact with both the buyer’s and seller’s solicitor in order to streamline communication up to exchange through to completion
  3. Key hand over to winning agent to provide to their buyer
